Welcome to our consultation on proposals for new homes in Chadwell St Mary.

We want to hear your views, the thoughts of the local community, on our ideas for redeveloping a garage site within the Chadwell St Mary neighbourhood.

Exploring the potential for new homes on Vigerons Way

Thurrock Council is currently exploring the potential to build a small number of high-quality new homes on the Vigerons Way garage site to help meet local demand and enhance the area.

These proposals will bring high quality new homes to Chadwell St Mary, to help meet local demand. Across the borough, 1,200 new homes need to be built per year just to meet existing demand. We know that house prices are currently higher than many local people can afford. Building new homes will increase the overall supply, helping to make it easier for people to rent or buy a home of their own. As a council, we are committed to building high quality new homes, including investing in new council homes.

Building eight new homes on the Vigerons Way garage site in Chadwell St Mary will provide much needed housing in the local area and help to enhance the local neighbourhood.

We want to hear your views while the plans are still at an early stage. We are consulting with local people and asking for your feedback and suggestions. This feedback will be considered as the proposals are developed further. Ultimately, should these ideas progress to a planning application, a report will be submitted as part of the planning application which explains how consultation feedback has influenced the development of the proposals.

The site and proposed new houses

The Vigerons Way garage site is located in the ward of Chadwell St Mary. The site itself is backed onto by properties located on Vigerons Way, St Augustine Road & St Peters Road.

The total size of the site is 0.17 hectares / 0.42 acres. It is in the ownership of Thurrock Council and currently used for garages. We are exploring the potential to build a small number of new homes here because the site is located close to local amenities and within a successful community. The regeneration of the site, including the provision of new landscaping, could also provide a more attractive environment for existing residents.

Thurrock Council is proposing the construction of eight new 2-bedroom houses. The new homes would be built to modern, energy efficient standards. All of the new properties would have their own private courtyard gardens, dedicated bike storage and two allocated car parking spaces. Throughout the design process we will also try to include as many visitor spaces as possible, while still ensuring that all required accesses are maintained.

The plans show the current footpath running to the rear of nos. 33-53 Vigerons Way would be maintained, but the path would be widened, and lighting would be installed to improve safety. Vehicular access to the new homes would be from Vigerons Way.
