Consultation on proposals for new homes at Lyndhurst Road

February - March 2023

Thurrock Council is currently exploring the potential to build seven high-quality new council homes at Lyndhurst Road to help meet local demand.

We believe everyone should have a good quality home. Across the borough, around 1,200 new homes need to be built every year to meet current demand.

Building seven new council homes on Lyndhurst Road would provide much needed housing in the local area and help to enhance the neighbourhood.

These plans are still at an early stage and we want to hear your views on our initial ideas. This feedback will be considered as the proposals are developed further. Ultimately, should these ideas progress to a planning application, a report will be submitted as part of the application which explains how consultation feedback has influenced and shaped the development of the proposals.

The site and proposed new homes

The site being considered for new homes is located just off Lyndhurst Road in Stanford-le-Hope, as shown on the map below.

Aerial view of the proposed site

The council-owned site is currently occupied by 67 underused garages. It is being considered as a potential location for new homes because it is a sustainable location within walking distance of shops, schools, community facilities and public transport links.

Our proposals include the redevelopment of this site to deliver seven new houses: four would be two-bedroom houses and three would be three-bedroom houses. All of the new homes would be owned and managed by Thurrock Council to provide high-quality, new council homes for residents who already live in Thurrock.

As shown on the plan below, two sets of two-bedroom semi-detached houses are planned for the north-east side of the site, with a terrace of three houses planned to sit behind 34-46 Lyndhurst Road. The semi-detached houses would be one and a half storeys in height and the terrace would be two storeys.

The development would include car parking provision for the new properties, with 17 spaces provided, alongside secure cycle storage.

As part of these proposals, a communal garden space would be created at the heart of the development for residents to enjoy.
