Help shape the future of Teviot Avenue

July 2023

Thurrock Council is exploring proposals to move existing residents, redevelop 36 homes at 158-228 Teviot Avenue (even numbers only) in Aveley, South Ockendon, and replace these with 48 high-quality homes.

We believe everyone should have a good quality home. Across the borough, around 1,200 new homes need to be built every year just to meet current demand.

The homes in this part of Teviot Avenue were built from non-traditional materials in the 1950s. These proposals will ensure the new properties are fit for modern living and Thurrock residents have access to good quality, affordable new homes.

The site and proposed new homes

This is an aerial view of the part of Teviot Avenue affected by these proposals.

The site consists of three buildings each with 12 homes over three storeys, arranged around three sides of a square, creating 36 two bedroom flats. The flats are the even numbers between 158 and 228 Teviot Avenue, RM15 4QJ. Our proposals involve demolishing all 36 flats and replacing them with 48 new homes arranged as a mixture of flats and houses.

As shown below, we propose building nine x one-bedroom flats, nine x two-bedroom flats, 21 x two-bedroom houses, seven x three-bedroom houses and two x four-bedroom houses. All houses would have their own private garden and the flats would have access to communal outdoor space.

The flat blocks will be three storeys high.

There will be 78 parking spaces, consisting of 64 spaces (of which four will be disabled bays) with 14 serving the existing, adjacent homes.

We want to hear your views on these ideas. This feedback will be considered as the proposals are developed further and we aim to submit a planning application later this year. A report will be submitted as part of the application which explains how consultation feedback has influenced and shaped the development of the proposals.

Get involved

Residents of the affected Teviot Avenue homes have already received information and many have attended drop-in events and spoken to us. We want to continue to hear the views of residents from these homes but we also want to hear what neighbouring residents think as well.

We will demonstrate our current proposals during this period of consultation and are keen to get feedback on these, including whether you think they will improve the neighbourhood and if you have any concerns about their possible impact.

This consultation will run for six weeks between Thursday 27 July to Monday 18 September 2023.

Exhibition/drop-in session

We will hold a drop-in event which will be an opportunity to see our proposals and share your views with our project team.
